In the paper the influence of purposely oriented choice of environmental factors on the spatial distribution of terrains characterised by determined level of agricultural usability have been studied. The analysis, composed of three independently treated proposals, suited to priority of:

- natural (especially soil) conditions,

- differentiation of economical development,

- demographical conditions,

have been made. Results of applying two taxonomical methods have been compared and discussed.

As the source data, related to all 133 low-lying, rural and urban-rural communes of Lower Silesia Region, have been used.
